What are the obligations if my property qualifies for a 租金提前™?
By accepting the 租金提前™ offer, you agree to:
- Continuing to use Del Val as your property management company for the duration of the agreement.
- 不出售, 抵押, or making any decision detrimental to the lender's interests during the agreement period, without prior written approval from Upfront Rent Holdings LLC.
- Taking responsibility for necessary repairs or providing payment to your management company for any maintenance issues affecting property habitability throughout the agreement term.

What happens if the tenant fails to pay rent?

Rental Income Protection, a feature of the 业主福利计划™, shields owners from losses due to tenant rent default. It provides up to 2 months of lost rental income for eligible units. Situations covered include:
- Eviction due to non-payment of rent.

- Tenant abandoning the rental unit.

Does Rental Income Protection apply to owners who accept the 租金提前™?
No. Once you accept a 租金提前™ offer, Rental Income Protection becomes unnecessary since you've received your rent upfront. -
Are there any eligibility requirements for Rent Protection?

What happens if an eviction is filed, but the tenant ends up paying rent?
If an eviction is filed and the tenant subsequently pays rent, you are still covered for any associated fees resulting from the tenant's rent default. A claim can be submitted for the cost of filing the eviction. -
What is Pet Protection and what does it cover?
Pet Protection covers up to $1,000 in damage caused by an approved pet that exceeds the amount of the security and pet deposits. It does not cover damage caused by any Service Animal in accordance with Fair Housing Guidelines.
